When filling out an application, we have a list of preferred lenders who are familiar with our processes and will make things easier. We are approved with most lenders if you already have a lender in mind.
Lots are generally 15-25% of the price of the home. We will perform a free lot evaluation which includes giving you feedback on topography, the size and shape of the lot, and trees.
Plan design entails identifying the home you would like while staying inside your budget. We make sure that selections for plan design are complete before we start construction so that the building process will go smoothly. It is helpful if you bring images of what you want to help the designer and architect.
Once plan design is complete, we will put together a proposal to build your home. At the time of contract a deposit of 5% of the purchase price is due.
After finding the lot, we will then discuss engineering, finalizing your financing, applying for permits and submitting HOA approvals. At the pre-construction meeting, we will review all selections for your house and finalize those options.
We will make sure you receive updates on the progress of the home. We will request draws during certain times of the construction process such as slab pour, framing, and drywall. Meetings will be held to review a thorough checklist of items to verify all options selected are installed as expected.
This is the time where we will familiarize you with the maintenance and operation of your home. We will also identify touch-ups and adjustments that need to be corrected prior to the closing of the house. We strive for 100% completion prior to move in.
A main feature of the B. E. Schaefer Custom Homes experience is that we handle our own warranty claims. We will work with third party companies only upon request. Contact us directly when a problem occurs and we will schedule someone to come out and repair the problem.
